Six Things to Read the Brochure Against.
A brochure is a marketing document by design — confident, polished, aspirational. Hold it against these six verified facts and you will read it the way an informed buyer should.
1 · Areas are super, not carpet
The headline 2,075 sq ft and 2,750 sq ft are super/saleable area. RERA carpet — the net usable area within your walls — is smaller (3 BHK indicative carpet ≈1,142 sq ft per the RERA mirror). Ask for the unit-specific carpet-area statement.
2 · Only two configurations
Gulshan Empire offers exactly 3 BHK + SR and 4 BHK + SR — there is no 2 BHK. If any version of the brochure or a third-party listing suggests otherwise, treat it as outdated.
3 · Prices are indicative
Cost-sheet numbers — base ~₹10,500/sq ft, 3 BHK from ~₹1.98 Cr*, 4 BHK from ~₹2.62 Cr* — are indicative and exclude GST and statutory charges. Early-bird pricing applies on select units only; request the current rate in writing.
4 · Possession is a target, not a promise
Marketing targets December 2030 (tentative); the RERA-filed proposed completion is 12 February 2031. Treat the RERA date as the reference — no possession date is guaranteed at pre-launch.
5 · Amenities marked "conceptual"
The RERA filing registers a community building (~2,846 sq m) and park. Pools, courts and the rest shown in the brochure are per the master plan (conceptual) — confirm the final specification in the brochure and Agreement for Sale.
