A filed completion date
The promoter commits to a completion date on the public record — here, 12 February 2031 (the developer's marketing target of December 2030 is tentative, not the filed date). Miss it, and RERA entitles allottees to interest on payments and, in defined cases, a refund. Always treat the filed date as authoritative — never a guarantee.
