Gulshan Empire vs Jade County (County Group)
Two Wave City addresses, two very different briefs. Gulshan Empire — Sector 1, by an entity of the Gulshan Group — is a focused, low-density community of ~496–500 homes at the township gateway. Jade County — Sector 8, by County Group — is a larger, amenity-led community. Here is the honest side-by-side.

Gulshan Empire (by Gulshan Empire Estate LLP, an entity of the Gulshan Group; RERA UPRERAPRJ166511/05/2026) is a 5.56-acre, 6-tower (G+31) community of approx. 496–500 residences at Sector 1, Wave City. Jade County is a County Group project (promoter entity Themecounty Pvt Ltd) at Sector 8 — a larger, amenity-led community of roughly 1,014 homes. Jade County is not a Godrej project. Last updated: 4 June 2026.
Jade County is a County Group project — not Godrej.
Search results and dealer pages frequently blur this. To compare like for like, the developer attribution has to be right first.
Jade County at Wave City is developed by County Group, whose legal promoter entity is Themecounty Pvt Ltd. It is located at Sector 8 (Cherrywood Enclave), Wave City, Ghaziabad. There is no RERA-registered Godrej project at Wave City; pages titled "Godrej Wave City" or "Godrej Jade County" are a misattribution — typically "coming soon" EOI templates with RERA listed as pending. We flag this not to disparage anyone, but because a buyer comparing developers deserves the correct names.
The fix is simple and is the same one we apply to every figure on this site: read the promoter name straight off the project's UP-RERA registration. For the Godrej rumour specifically, see our real-vs-rumour explainer.

Gateway vs Deeper-In.
Both sit inside the same ~4,200-acre Wave City township (IGBC pre-certified Platinum) on the NH-24 / Delhi–Meerut Expressway corridor — but the sector shapes the daily experience.
Gulshan Empire is at Plot GH-2B, Sector 1, Oak Wood Enclave — Wave City's first sector, the part of the township closest to the NH-24 frontage and the main entry. For a buyer who values the shortest hop to the highway and the township gateway, Sector 1 is the headline.
Jade County is at Sector 8 (Cherrywood Enclave), set further inside the township. Deeper sectors can mean a calmer internal setting and, in Jade County's case, a larger self-contained campus — but a slightly longer internal drive to the NH-24 gate. Neither is "better"; they answer different priorities. Our full location & connectivity page details the NH-24, EPE and RRTS access from Sector 1.

A Focused Catalogue vs a Broad One.
The clearest split between these two is philosophy: how many homes, how many formats, how exclusive.
Gulshan Empire keeps the catalogue deliberately small — only 3 BHK + Servant Room (2,075 sq ft) and 4 BHK + Servant Room (2,750 sq ft), with no 2 BHK and no 5 BHK. Approx. 496–500 residences across six G+31 towers on 5.56 acres makes for a low-density, like-minded community where the homes are large and the catalogue is easy to understand. See both layouts on the floor-plan page, or go deep on the 3 BHK and 4 BHK.
Jade County takes the opposite, fuller approach — 3, 4 and 5 BHK formats, including penthouse-style residences, across roughly nine towers and around 1,014 homes on about 13 acres. That breadth is a genuine advantage if you need a 5 BHK or want the widest choice of sizes in one address; the trade-off is a larger overall community than Empire's ~496–500.

Where the Money Lands.
Per-square-foot is the fairest lens, because the two carry different unit sizes and a different number of homes.
Gulshan Empire is positioned at an indicative base of ~₹10,500/sq ft, with limited early-bird pricing on select units — request the current EOI rate (indicative ~₹9,500/sq ft, subject to written confirmation). Jade County is generally quoted higher, in the ~₹10,000–11,500/sq ft region depending on tower, floor and any inaugural offer. On a like-for-like 3 BHK, Empire's smaller, focused community tends to read as the more value-led entry, while Jade County's premium buys breadth of format and a larger amenity campus.
On timelines, Empire's RERA-filed proposed completion is 12 February 2031 (developer marketing target December 2030, tentative); Jade County is delivered phase-wise across roughly 2030–2031 per the developer. Neither date is a guarantee — treat each project's RERA-filed date as the reference. Our payment-plan page sets out Empire's structure.
| On price & timeline | Empire | Jade County |
|---|---|---|
| Base rate (indicative) | ~₹10,500 | ~₹10,000–11,500 |
| Early-bird | on select units — ask | inaugural offer (per developer) |
| 3 BHK from | ~₹1.98 Cr* | ~₹2.35 Cr |
| 4 BHK from | ~₹2.62 Cr* | ~₹2.89 Cr |
| PLC | ~₹250–300 / sq ft | extra, per developer |
| GST & statutory | extra | extra |
| RERA completion | 12 Feb 2031 (filed) | phase-wise 2030–31 |
All values indicative & subject to change; Jade County figures from developer material. Confirm both on the developers' written cost sheets and on up-rera.in.
Gulshan Group
Gulshan Empire is built by Gulshan Empire Estate LLP (LLPIN ACF-3850, incorporated 7 February 2024), an entity of the Gulshan Group — the Noida-based real-estate group founded by Gulshan Nagpal in 1989, behind addresses such as Dynasty (IGBC Platinum), Ikebana, Botnia and One29. We say it straight: the 35-year lineage and IGBC-Platinum work are real, and so are past delivery delays on some projects. That is exactly why this site anchors every figure to the RERA filing — read the honest review before deciding.
County Group
Jade County is built by County Group, whose legal promoter entity is Themecounty Pvt Ltd. County Group is an established Ghaziabad-region developer; Jade County is its larger, amenity-led play at Sector 8, Wave City, positioned around IGBC-rated greens, a multi-level pool and a broad 3/4/5 BHK mix. As with any developer, verify the specific project's promoter name, registration and delivery record on UP-RERA rather than relying on portal or dealer summaries — and note again that County Group, not Godrej, is the developer of Jade County.

Which One, for Whom?
There is no single winner — only the right fit. Here is the honest split.
Lean Gulshan Empire if…
- You want the Sector 1 gateway address — closest to NH-24 and the township entry.
- You prefer a smaller, low-density community (~496–500 homes) over a 1,000-plus campus.
- A focused, easy-to-read two-format catalogue (3 & 4 BHK + SR, no 2 BHK) suits you.
- You value a potentially keener per-sq-ft entry and want the current early-bird rate in writing.
- You want the Gulshan Group lineage (1989, Dynasty IGBC Platinum) at the gateway.
Lean Jade County if…
- You need a 5 BHK or penthouse-style format that Empire does not offer.
- You want the widest choice of sizes (3/4/5 BHK) within one address.
- A larger amenity campus on ~13 acres appeals more than a compact community.
- You're comfortable with a deeper Sector 8 setting over the gateway.
- You prefer the County Group product and its IGBC-rated positioning.
