The trouble is that a high-traffic keyword is not the same thing as a registered project.
This page does one thing: it separates what is independently verifiable on the official UP-RERA portal from what is only marketing copy. We do not disparage any developer — M3M and Godrej are real, respected names with real registered projects elsewhere. We simply check the specific claim, “a luxury project by this brand, at Wave City, Ghaziabad,” against the public record, and date the answer so you can re-check it yourself.
Where M3M Actually Builds.
M3M is a genuine, large luxury developer — its verifiable footprint is overwhelmingly Gurgaon, with a smaller presence in Noida. What we could not find, as of June 2026, is any RERA-registered M3M project at Wave City or anywhere in Ghaziabad.
Search the UP-RERA register for M3M's promoter entities and the projects that surface are in Noida and Greater Noida, not Ghaziabad. The closest large M3M luxury launch to the Wave City buyer is, in fact, in Noida: M3M Jacob & Co Residences, Sector 97, Noida, RERA UPRERAPRJ690055/10/2025 — a real, registered project, but a different city and a different micro-market from Wave City on NH-24.
By contrast, the “M3M Wave City Ghaziabad” pages that rank in search share a familiar pattern: generic luxury copy, “price on request,” a contact form — and no RERA registration number for any “M3M Wave City” project. One such dealer page was even seen citing the RERA number of an unrelated Wave Infratech tower (the Eligo project, UPRERAPRJ422981) as if it belonged to M3M. The pages that exist typically list RERA status as “Coming Soon” — which, in plain terms, means there is no registration number, no price and no land area you can rely on yet.
There is also a recurring name mix-up worth clearing up. “Jade County” is sometimes informally linked to Godrej online — it is not a Godrej project. Jade County is by County Group (legal entity Themecounty Pvt. Ltd.) and it sits in Sector 8 of Wave City, with its own RERA registrations. 2 — Search the name or number

3 — Read what the entry shows
A genuine record lists the registration number and validity, the registered location, the proposed completion date, and downloadable filed documents. Check the location actually matches the address you were sold.
4 — If nothing matches, pause
No entry, no registration number, or a number that points to a different project or developer? Treat the project as unconfirmed. “Coming Soon” is not a registration — it means there is nothing to buy into yet.
